By virtue of an Order
entered by the Letcher
Circuit Court on the
14th day of October,
2019 and Order Referring Case to Master Commissioner for
Judicial Sale entered
by the Letcher Circuit
Court on the 20th day
of November, 2019, the
undersigned Master
Commissioner of the
Letcher Circuit Court
will offer for sale at the
courthouse door of the
Letcher County Courthouse in the City of
Whitesburg, Kentucky
on Wednesday, January 15, 2020, beginning
on or about the hour of
2:00 p.m., local time
and continuing until the
sale is concluded to the
highest bidder at public
auction, the following
described real property
and mobile home with
improvements thereon, situated in Letcher
County, Kentucky, and
more particularly described as follows:

The purchaser or successful bidder can elect
to pay cash at the time
of said sale or at the
option of the bidder on
the terms of a deposit
of 10% of the purchase
price with the balance
on credit for 30 days.
If the purchase price
is not paid in full, the
successful bidder shall
execute a bond at the
time of sale with sufficient surety approved
by the Master Commissioner prior to the sale
to secure the unpaid
balance of the purchase

price. The bond
shall bear interest at
the rate of 8.68% per
annum from date of
sale until paid.
The purchaser of the
real property and mobile home described
herein shall be required
to pay ad valorem taxes for the year 2018
and all subsequent
years of ownership
and shall take the real
property subject to all
easements and restrictive covenants of record in the Office of the
Letcher County Clerk.
The purchaser shall be
required to purchase
fire and extended coverage insurance on
any improvements to
the real property and
mobile home, from the
date of sale until the
purchase price is paid
in full to the extent of
the Court-appraised
value of the improvements or the unpaid
balance of the purchase price, whichever is less, with a loss
clause payable to the
Master Commissioner
of the Letcher Circuit
Court or the Plaintiff
herein.
The indebtedness involved in this action
is $42,398.71 as of
January 30, 2019, with
interest thereon at the
contract rate of 8.68%
per annum until the
date of entry of the Default Judgment in Rem
and Order of Sale; the
cost of this action and
its costs herein expended, including the
cost of the sale.

24, 2019); $4,705.01
plus interest and accruing daily at a rate of

the cost of this action

expended, including
the cost of the sale.
